The Loginova Whole-Home Renovation

The starting point

When the Loginova family first walked us through their home near the stadium in Tampa, the conversation was not really about finishes or layouts. It was about whether the house could be saved at all. A fire had moved through the structure and left it in a state where demolition was on the table. They had lived there for years. They did not want a different house. They wanted their house back, made whole.

That framed everything we did. This was not a project about chasing a trend. It was about rebuilding something a family already loved, and doing it in a way that would hold up for the next decade and beyond.

The challenge

A fire rebuild is not a cosmetic remodel. Before a single finish could be discussed, the home had to be proven sound. The second floor was carried by structural beams that the fire and the planned new layout both affected, so we brought in a structural engineer to specify and verify the beams holding the upper level. Nothing was assumed. Every load-bearing decision was drawn, calculated, and signed off before framing went back up.

On top of that, the City of Tampa inspected and approved every phase of the build. Rather than treat inspections as a hurdle, we built the schedule around them, so that each stage structural, rough-ins, framing, finishes was reviewed and cleared on the city's end before we moved forward. For a family who had already lived through one disaster in this house, that paper trail was not bureaucracy. It was peace of mind.

The scope

We took the home down to what was reliable and rebuilt from there. The work included a full new kitchen, two complete bathrooms, a separate toilet room, and a reconfigured high-ceiling living space that gave the main floor a sense of openness it never had before. Interiors throughout were restored and finished  not patched, finished  so that the family would not be living with reminders of the fire in the corners of their own home.

The process

The project ran on a fixed scope and a fixed timeline. The family knew what was being built, what it would cost, and when it would be done, and we managed the trades, the permits, the engineering coordination, and the inspections under one roof so they never had to chase anyone. Across roughly 2,450 square feet, the rebuild was completed in four months, on schedule.

The outcome

The Loginovas moved back into the home they did not want to leave now structurally sound, code-approved at every phase, and finished to a standard the original house never had. A home that started the conversation at demolition ended it as a place they were glad to come back to.
